Older homes in this area are frequently due for their first or second remodel: original oak cabinets, dated tile, and drywall showing the effects of decades of slab foundation settling.
Almost every home here sits on a concrete slab, and Houston's expansive clay soil expands and contracts with rainfall and drought cycles, which is the real cause of the nail pops, hairline drywall cracks, and occasional tile cracking we see on kitchen and bathroom remodels across the city. We factor that into how we scope a job — patching a crack without addressing why it happened just means redoing the work in a year.
